North Hertfordshire District Council is preparing a new Local Plan, which will guide future development across the district, including where new housing and other development may be located.
As part of the early stages of this process, landowners and other interested parties have been invited to put forward sites for possible inclusion in the new Plan.
Several sites within Reed parish have been submitted for consideration:
- RD1 – A site already allocated for housing in the existing Local Plan. A planning application for residential development has been submitted, with no objection from Reed Parish Council.
- Reed House – A site which has been the subject of several planning applications over the years. The most recent application was refused earlier this year.
- 49004 – Land south of The Joint and east of the A10 London Road, Reed (SG8 9RP).
- 48611 and 48612 – Land at Mile End Farm, London Road (SG8 9LS). These are two separate parcels of land, situated away from the main settlement of Reed off the A10 towards Royston.

What happens next?
It is important to emphasise that the submission of a site does not mean that it has been approved for development, or that it will necessarily be allocated in the new Local Plan.
The sites are being considered as part of the Council’s evidence-gathering and assessment process. Decisions about which sites, if any, should be included in the new Plan will follow further assessment and consultation.
Even if a site is eventually allocated for development, this does not in itself grant planning permission. Any subsequent planning application would still need to be considered through the normal planning process.
Parish Council response
Reed Parish Council will consider the submissions and its response to the consultation at its meeting scheduled for Wednesday 4 November 2026.
Residents can also submit their own comments on individual sites through the District Council’s online consultation, which closes at 5pm on Tuesday 24 November 2026. This is an opportunity to comment on whether sites should be considered for allocation in the new Local Plan, rather than on specific planning applications.
